Energy Performance Certificate (EPC).
Starting 1st ofJune 2013 the Energy Performance Certificate (EPC) became obligatory in Spainif you needed to rent or purchase a property. It is compulsory to have itwhen you advertise your property for sale or long rent.
EPC’s give buyers an indication of how much a property costs to lightand heat, and nowadays every house put up for sale must, by law, be certifiedby a qualified architect or assistant architect.
The top A rating is very difficult to achieve and even new or recentlyconverted properties are usually placed in Bands B or C whilst older propertiesare most often rated in band D or even below. However, it is possible for olderproperties to receive a high EPC rating if some building works are carried out.There should be a report attached to the certificate specifying simple reformsand the rating that could be achieved if carried out.

HabitationCertificate.
This document provesthat the property meets the Town Hall habitation requirements. It is notpossible for the buyer to take over your water contract without it. This documentis called “Licencia de Segunda Ocupación” when the property is a resale,not a new property bought from a builder.
When considering asale, do make sure that you have valid Habitation and Energy PerformanceCertificates.
